It's happened — Unpermitted roof work; cast iron pipes; cloth wiring; unpermitted additions; structural issues; condo litigation; special assessments in the pipeline; monkey business with the condo finances; Board revolutions and volatility etc.

We don't do that to be difficult. We do it because our job is to protect you, not to make you happy in the moment.

This comes down to due diligence — real, thorough inspections that go beyond the standard report. We don't just take things at face value. When necessary we bring in construction expertise and the right specialists and/or structural/mechanical/electrical engineers to get the whole picture.  We ask the hard questions and go the extra mile to give you the most complete picture of what you are buying.

But here's the part that matters: a no from us has never been the end of the story. Every time we've broken a heart, we've also found the solution — the property, the terms, the path that actually works. We say no a thousand times for every yes we give, and every one of those nos leads somewhere better.

Communication Is Key

Communication is the single biggest factor in choosing the right Realtor. A good agent mostly listens, and asks the right questions.

As you interview Realtors, notice how they respond: do they just set up showings based on your criteria — "2 bedroom, 2 bath" — and leave it at that? Or do they actually get to know what you need, even if you're not coming to town for a couple of months?

Good communication works both ways. Be open and honest with us about your financial situation and expectations — we promise to keep your confidence and never share anything you tell us with anyone else, ever.

Certain condos preclude buyers from getting conventional financing, for one reason or another. Other buildings require as much as 30–40% down to get an approved loan. If you're a first-time buyer who can only put 5% down, tell us directly. With full disclosure, we can find a solution to almost any situation.

Getting to Know You Matters More Than a Bedroom Count

Some of the conversation starters we use to understand what you really need:

Are you, your spouse, or partner commuting? To what part of town?

Do you have children? If so, are they school-age?

3.

Is it important to walk or bike to restaurants and shops?

4.

New construction or established? Modern/contemporary, or something with more character? Smaller building or larger?

How important is a water view?

6.

How much space do you need — including closet space?

7.

What amenities matter to you?

8.

Tennis, golf, biking?

9.

Do you have pets?

10.

Is the kitchen important to you? Do you cook?

11.

Move-in ready, or would you consider something that needs TLC?

12.

Cash purchase, or are you pre-approved for a mortgage?
